Community Standards and Prohibited Content

These standards apply to everything on the platform: listings, photographs, videos, messages, reviews and profiles. They exist so that Guests can book with confidence and Hosts are treated fairly.
How we expect people to behave
- be honest — describe places, prices and problems accurately
- be respectful in messages and reviews, even in disagreement
- be safe — follow site rules and the law, and speak up about hazards
- be responsive — answer enquiries and complaints within a reasonable time
Prohibited content and conduct
The following are not allowed anywhere on the platform:
- fake, duplicate or speculative listings, or listings for land you have no right to advertise
- misleading photographs, descriptions, locations, availability or prices, and undisclosed mandatory fees
- fake, incentivised, retaliatory or traded reviews
- illegal activity, or encouraging others to break the law — including advertising camping or other use of land where it is not legally permitted
- hate speech, harassment, threats, bullying or discrimination on the basis of any protected characteristic
- sexual content, nudity, or any content involving or endangering children
- violent, graphic or shocking imagery
- content that infringes someone else's copyright, trademark or other rights
- personal data about other people posted without their consent, including images of identifiable people or vehicle plates
- spam, scraping, bulk messaging and phishing
- asking a Guest or Host to pay, or to be paid, outside the platform, and attempting to move an enquiry, an existing booking or any part of a transaction off the platform in order to avoid our service fee, our payment process or the protections that apply to bookings made through us
- malware, security testing without permission, or anything that interferes with the platform
- content promoting weapons, drugs, or other regulated goods and services
Hosts are responsible for holding the rights, permissions, planning status, licences, consents and insurance needed for their property and for the use they advertise, as set out in the Host Terms. We do not verify, inspect or guarantee that a property is legally permitted, safe or suitable, and publishing a listing is not a check or endorsement by us.
Photographs and videos
Only upload media you took yourself or have permission to use, showing the actual place being advertised, taken recently enough to be accurate. Do not use stock images or images from other listing sites to represent your site.
Reporting something
Use the contact form, or the report option where shown on a listing, to tell us about a listing, message or review that breaks these standards. Give the link and a short explanation. Our contact form asks for a name and an email address so that we can reply to you and ask for any further detail, so reports made this way are not anonymous to us. We treat reports confidentially and do not pass your details to the person reported unless we have to for legal reasons. We prioritise anything involving safety, children or fraud.
What we do about breaches
Depending on how serious the breach is we may edit or remove content, unpublish a listing, limit features, suspend or close an account, cancel bookings, or report the matter to the authorities.
Where it is practical and lawful to do so, we will explain the action taken and the reason for it, and you can appeal through our complaints route. What we can tell you may be limited by legal, safety, fraud prevention, confidentiality and security considerations.
Where a booking is cancelled because of a breach, any money already paid is dealt with under our Cancellation and Refund Policy, the Guest Booking Terms and the Host Terms. These standards do not create any additional refund entitlement for a Guest or payment entitlement for a Host.
Account suspension, listing removal and termination
We may remove or unpublish a listing, restrict features, or suspend or close an account where we reasonably believe these terms, our Community Standards or the law have been broken, or where there is a genuine risk to Guests, Hosts or the public.
Wherever it is practical and lawful, we will tell you what the problem is, give you a chance to put it right, and let you appeal the decision through our complaints route.
Immediate action without prior warning may be taken where reasonably necessary, including in cases involving suspected fraud, serious safety risks, illegal content, security threats, or where giving prior notice could increase the risk of harm or interference with an investigation.
You can close your account at any time. Closing an account does not cancel bookings that are already confirmed, and does not affect obligations that have already arisen, including refunds owed to Guests and money owed to Hosts.
