live 1 life is a UK marketplace connecting guests with independent hosts offering outdoor stays, campsites, glamping, cabins, lodges, caravans and other private stays.
We want booking through live 1 life to be straightforward, transparent and as safe as reasonably possible. This page explains the checks we carry out, the responsibilities of hosts and guests, how payments and refunds work, and what happens if something goes wrong.
Our role is to provide the marketplace, booking technology and support that connects guests and hosts. We do not own or operate the accommodation or land advertised by hosts.
Our role: a marketplace
live 1 life provides an online marketplace where independent hosts can advertise stays and guests can discover and book them. Unless expressly stated otherwise, the accommodation or stay is provided by the host, and the contractual relationship for the stay is between the guest and the host.
Hosts are responsible for their property, land, facilities, activities and the safety of guests to the extent required by applicable law. Nothing on this page is intended to exclude or limit any liability that cannot legally be excluded or limited.
Our checks are designed to reduce risks and improve transparency. They are not a guarantee that a property, host or stay is suitable for every guest, nor do they replace a guest’s own judgement or the host’s legal responsibilities.
Landowner checks & listing standards
Every host must apply before listing a property on live 1 life. We ask hosts to provide information and documentation relevant to their right to offer the accommodation or land.
Where appropriate, we may review
- Proof of ownership or written permission from the landowner.
- Information about the location and access arrangements.
- Property and pitch information.
- Facilities and amenities.
- Availability and pricing.
- Relevant permissions, licences or consents declared by the host.
- Insurance information where required by our Host Terms.
Our document checks are limited to the information provided to us. They are not a formal investigation, legal title search, planning assessment or physical inspection of the property.
Hosts must provide accurate and up-to-date information and must not advertise land or accommodation that they do not have permission to offer.
We may ask a host for additional information or evidence where we consider it necessary, and we may suspend, restrict or remove a listing if information appears inaccurate, incomplete, misleading or inconsistent with our requirements.
Good Neighbour policy
Hosts agree to follow our Good Neighbour principles, including:
- Respecting neighbours and surrounding communities.
- Keeping noise to reasonable levels.
- Following agreed quiet hours.
- Avoiding unnecessary disturbance.
- Protecting wildlife and natural habitats.
- Taking reasonable steps to prevent litter and environmental damage.
- Following local access and countryside rules.
Planning permission, licences and local requirements
Hosts are responsible for determining whether their particular property, land, accommodation or activities require planning permission, a site licence, registration, environmental consent or any other permission.
Requirements can vary depending on the location, type of accommodation, number of guests, duration and frequency of stays, land designation and other circumstances. Where relevant, this may include requirements relating to:
- Planning permission.
- Caravan and campsite licensing.
- Environmental protection.
- Public rights of way and access.
- Fire safety.
- Waste and sanitation.
- Water and drainage.
- Protected sites and habitats.
- National Parks, SSSIs and conservation areas.
- Local authority requirements.
Hosts should obtain appropriate professional or local-authority advice where they are unsure about their obligations. live 1 life does not provide planning or legal advice and does not guarantee that a host's arrangements comply with planning or licensing requirements.
Guest safety standards
Outdoor stays are different from hotels and traditional accommodation. Natural environments can involve risks that change with weather, seasons and local conditions. Guests should read the listing carefully, follow the host's instructions and consider whether the stay is suitable for their circumstances.
Hazards and facilities hosts should identify
Hosts must provide accurate information about material risks and facilities that guests reasonably need to know about before booking. Where applicable, listings should identify relevant hazards such as:
- Rivers, streams, ponds and other bodies of water.
- Deep or fast-moving water.
- Tidal areas.
- Cliffs and steep ground.
- Uneven, unstable or boggy terrain.
- Livestock.
- Agricultural or farm machinery.
- Shared roads and tracks.
- Remote or difficult access.
- Fire, stove or BBQ requirements.
- Toilet and washing facilities.
- Drinking-water arrangements.
- Waste-disposal arrangements.
Natural conditions can change. Information provided on a listing cannot predict every condition that may exist on the day of a stay.
Guests remain responsible for taking reasonable care of themselves, their group and any children or vulnerable people in their party.
Host public liability insurance
As a condition of listing, hosts must maintain appropriate public liability insurance for the activities and accommodation they provide, where required by our Host Terms, and must confirm that their insurance is current and appropriate.
We may request evidence of insurance and may suspend a listing where required evidence is not provided or where insurance is no longer valid. Host insurance does not remove the host's other legal responsibilities.
live 1 life does not provide insurance cover for hosts or guests unless a particular product or policy is expressly stated to provide such cover.
Fire, BBQs and outdoor equipment
Each host is responsible for providing clear rules concerning fires, BBQs, stoves and other equipment provided or permitted at the property. Guests must follow the host's rules and any applicable local restrictions.
Guests should never assume that fires or BBQs are permitted simply because they are common at outdoor accommodation. Where conditions make fires unsafe, hosts may prohibit them.
Emergencies
If you are in immediate danger or require urgent medical assistance, contact the appropriate emergency services first. In the UK, call 999 for an emergency.
Guests should keep their booking confirmation, directions and host contact information accessible during their stay. Hosts should provide appropriate emergency and access information for their property, and where practical listings may identify the nearest hospital, minor injuries unit or other relevant emergency facility.
Payments & booking protection
Stripe is our payment services provider. Deposits taken through live 1 life are charged to the live 1 life Stripe account, and the host's share is transferred through Stripe Connect to the host's own verified Stripe connected account, which Stripe pays out to their bank. Hosts must complete Stripe's identity and bank verification before any money can reach them.
How payments are handled
live 1 life does not store full payment-card details on its own servers. Payment information is processed through Stripe's secure payment infrastructure.
The timing of any amount passed on to a host depends on the arrangement confirmed in the booking or host agreement and on Stripe's applicable terms. We do not promise a particular payout date unless that date is expressly confirmed.
Booking confirmation
A booking is not considered confirmed merely because a guest has started the checkout process. A booking becomes confirmed when payment has been successfully processed and live 1 life's booking system confirms the booking.
If payment fails, the booking will not be confirmed. Temporary availability holds may expire automatically if payment is not completed within the applicable time period.
Booking prices and fees
The total price payable by the guest should be shown before payment. Depending on the booking, the price may include:
- Accommodation or pitch charges.
- Cleaning or additional property fees.
- Applicable taxes or charges.
- The 5% guest booking fee, which is added to the host's price and paid by the guest.
The applicable cancellation and refund terms will be shown before the guest completes the booking. Hosts and live 1 life must not misrepresent the price of a stay or introduce undisclosed mandatory charges after booking.
Privacy
We collect and use personal information needed to operate the marketplace, process bookings, provide customer support, prevent fraud and meet our legal obligations.
Guests

- Information needed to process or support a payment.
Hosts
- Contact details.
- Property and listing information.
- Photos.
- Pricing and availability.
- Information needed for verification and payment processing.
We aim to share only information that is reasonably necessary for the booking and operation of the marketplace. For example, relevant guest contact information may be made available to a host after a booking is confirmed where it is necessary to arrange and perform the stay.
Payment-card information is processed by Stripe rather than being stored as full card details by live 1 life. Our website and application infrastructure may be provided by third-party technology providers, including Lovable Cloud and Stripe. We do not sell personal information.

Host & guest accountability
Trust works both ways.
Hosts must
- Provide accurate listing information.
- Have the right to offer the accommodation or land.
- Maintain any required permissions, licences and consents.
- Maintain appropriate insurance where required.
- Disclose relevant hazards and important restrictions.
- Provide the facilities and accommodation described in the listing.
- Treat guests fairly and respectfully.
- Follow applicable laws and our Host Terms.
- Report significant changes affecting a property or booking.
Guests must
- Provide accurate booking information.
- Follow the host's reasonable rules.
- Respect neighbours, wildlife and the environment.
- Use facilities and equipment responsibly.
- Follow fire and safety instructions.
- Leave the property in a reasonable condition.
- Avoid unlawful, dangerous or disruptive behaviour.
We may restrict, suspend or close accounts where there is evidence of serious misconduct, fraud, unsafe behaviour, repeated breaches of our policies or other activity that threatens the safety or integrity of the marketplace.
Refunds and cancellations
Cancellation before arrival
Each booking is subject to the cancellation terms displayed to the guest before payment. Refund eligibility can therefore depend on:
- The host’s cancellation policy.
- How long before arrival the cancellation is made.
- The amount paid.
- The reason for cancellation.
- Any specific refund rights that apply under applicable law.
Where a refund is due, it will normally be processed through Stripe back to the original payment method where technically possible.
24-hour arrival protection for misrepresentation
live 1 life provides an additional 24-hour reporting period for guests who believe that a stay is materially different from the listing. If a guest believes that a property has been materially misrepresented, they should contact live 1 life as soon as reasonably possible and, where appropriate, within 24 hours of arrival. Please provide:
- Your booking reference.
- Photographs or videos where relevant.
- A description of the problem.
- Any relevant communication with the host.
We will review the circumstances and may contact the host for further information. Where the requirements of our refund policy are met, we may arrange an appropriate refund through Stripe. This policy does not guarantee a refund in every situation and does not affect any statutory rights a guest may have.
If something goes wrong
Before you arrive
For questions about directions, access, facilities, arrival arrangements or other property-specific matters, contact the host through your booking. Keeping communication within the booking system helps create a record that can assist if an issue later needs to be reviewed.
The property is materially different from the listing
Contact the host first where it is safe and reasonable to do so. If the issue cannot be resolved, contact live 1 life promptly and provide your booking reference and supporting evidence. We may review the listing, booking information, photographs, messages and information provided by both parties. Depending on the circumstances, we may:
- Ask the host to resolve the issue.
- Arrange an appropriate refund where our refund policy applies.
- Pause the listing while investigating.
- Remove or amend a listing.
- Restrict or suspend an account.
- Take other reasonable action under our Terms.
Safety concerns
If you believe that a property presents an immediate danger, prioritise your own safety and contact the emergency services where appropriate. Then contact live 1 life and the host as soon as reasonably possible. We take safety reports seriously and may temporarily suspend a listing while we investigate.
Reporting a listing, host, guest or message
Every listing includes a Report this listing option. You can report concerns including:
- Unsafe conditions.
- Misleading or inaccurate information.
- Fraudulent activity.
- Illegal activity.
- Harassment or threatening behaviour.
- Harmful or inappropriate content.
- Serious breaches of our policies.
Reports are reviewed by our team and may result in further investigation, requests for evidence, listing restrictions, account restrictions or removal.
Payment disputes
If you have a question about a payment or refund, contact live 1 life using the support details provided with your booking. Stripe may also operate its own payment dispute processes. Where a card-payment dispute is raised through a card issuer or Stripe, we may provide relevant booking and transaction information to the payment provider as permitted by applicable law and our privacy policy.
