Host Terms & Conditions

These terms apply to anyone advertising land, a pitch, accommodation, a venue or an activity on live 1 life. They sit alongside our general Terms & Conditions. You must accept them before a listing can go live.
Definitions used in all our policies
- “live 1 life”, “live-1.life”, “we”, “us” — the marketplace operated by Paris Al Shiblawi t/a live-1.life, a sole trader based in Cardiff, United Kingdom. live-1.life is not a limited company; if the business is incorporated in future we will update these documents to name the new operator.
- “Marketplace” or “platform” — the live-1.life website and the accounts, listings, messaging, booking and payment features on it.
- “Host” — a landowner, operator or business that advertises a property on the platform.
- “Guest” — a person who uses the platform to enquire about or book a stay.
- “Property” or “listing” — the pitch, campsite, glamping unit, pod, cabin, lodge, caravan, land, venue or other stay a Host advertises.
- “Booking” — a reservation confirmed through the platform in accordance with the booking process shown to the Guest, including where the Host has accepted the request or an applicable payment has been successfully made. An enquiry or unaccepted request is not a Booking.
Our role: a marketplace, not the provider
live 1 life operates an online marketplace that lets landowners and operators ("Hosts") advertise pitches, campsites, glamping, pods, land, venues, events and related services, and lets visitors ("Guests") find and book them.
We are not the owner, operator, landlord, agent, insurer or supplier of any accommodation, campsite, land, venue, activity or service listed on the platform, unless a page states expressly and in writing that we are providing that particular service ourselves.
The contract for the stay, use of land, event or activity is made directly between the Guest and the Host. The Host is responsible for what they advertise and for what they provide. Our contract with you covers use of the platform itself.
We check listings before they appear, but a review is not an inspection, survey, certification or guarantee. See “Verification and what it does not mean”.
What you are responsible for as a Host
You run your own business. We provide the marketplace; you provide everything a Guest experiences. You are responsible for:
- Accuracy of your listing — photographs, description, location, facilities, capacity, house rules and anything else you publish must be truthful, current and not misleading.
- Ownership and permission to advertise — you own the land or property, or you have the owner's or landlord's written permission to advertise and let it.
- Planning and other legal permissions — including planning permission, permitted development rights, exemption certificates, site licences and any local authority consents. You must independently establish what permissions and licences apply to your particular property and proposed use. Time-limited camping or temporary use exemptions do not automatically remove the need to comply with planning law, licensing requirements or other applicable legislation. You must not rely on any time limit or exemption unless you have confirmed that it applies to your specific circumstances.
- Licences — including any site licence, caravan or campsite licence, alcohol, entertainment, food business registration or event licence that applies to what you offer.
- Insurance — appropriate and current public liability cover, and any other insurance your activity, site or local authority requires.
- Health and safety — risk assessments, safe access, water and electrical safety, gas safety where applicable, first aid provision and safe supervision of any activity you run.
- Fire safety — a fire risk assessment where required, spacing between units, firefighting equipment, escape routes, and clear rules about campfires, stoves and barbecues.
- Environmental requirements — waste and sewage disposal, water supply, protected sites and species, livestock and land management obligations.
- Pricing and availability — keeping your rates, minimum stays, extra charges and calendar accurate. You must keep your availability calendar accurate and must not accept overlapping bookings or knowingly make dates available when you cannot honour the Booking. Where a Booking is made through the platform, our calendar blocks those nights so the same nights cannot be booked twice through the platform; dates you take elsewhere are yours to block.
- Cancellation policy — publishing a clear cancellation policy and applying it fairly and consistently.
- Guest safety — telling Guests about site hazards, access, emergency contacts and what to do in an emergency.
- Compliance with UK law — including consumer protection, price transparency, accessibility, equality, data protection and tax obligations. You are responsible for your own tax and for telling us if you are VAT registered.
- Responding to Guests — replying to enquiries and booking requests promptly, and being contactable before and during a stay.
- The services you provide — everything you supply on site, whether included or paid for separately.
Your business or trader status
By creating or maintaining a listing, you must accurately identify whether you are acting as a business/trader or as a private individual. You must provide accurate business information where required by law. You must not falsely present yourself as a private individual when you are acting for purposes relating to your trade, business, craft or profession.
Our listing form asks you to choose between “business or trader” and “private individual”. The choice is required before a listing can be submitted, and it is stored with the listing. If your status changes, you must update it.
Evidence we may ask you for
We may ask you at any time to provide reasonable evidence of ownership, permission to advertise, planning permission, licences, registrations, insurance, safety arrangements or other information relevant to your listing. You must provide requested evidence within a reasonable period. Failure to provide evidence may result in the listing being suspended or removed.
Requests appear in your host dashboard, alongside a space to reply and describe what you are supplying. We record what was asked for and what you told us. Recording that something was supplied is not a verification, inspection or approval of it: where we describe material we hold, we say “document supplied” or “evidence provided”, not “verified”.
Keeping bookings on the platform
Where a booking is required to be made through the platform, Hosts must not deliberately direct Guests to alternative payment methods, websites, contact channels or arrangements for the purpose of avoiding platform fees, protections, records or booking processes. This does not prevent lawful communication or arrangements that we expressly permit.
Normal communication that is genuinely necessary to arrange, confirm or run a stay — directions, access details, arrival times, site rules, safety information and anything a Guest needs while they are with you — is expected and encouraged.
Host declaration before a listing goes live
Before you submit a listing for review you must actively confirm the following declaration. It is never ticked for you, and a listing cannot be submitted without it:
- I own the land or property, or I have the owner's permission to advertise and let it.
- I hold all planning permissions, consents, licences and registrations required for what I am offering, and I have the landowner consents needed to host paying guests.
- I have independently established which planning rules, exemptions, licences and consents apply to this property and this use, and I am not relying on any time limit or exemption that I have not confirmed applies to my circumstances.
- I have said accurately whether I am listing as a business or trader, or as a private individual.
- I hold valid and current public liability insurance appropriate to this activity.
- I have carried out the fire, health and safety checks required for this site.
- All information, photographs and videos in this listing are accurate, current, my own or used with permission, and not misleading.
- I accept the Host Terms & Conditions and the Community Standards.
Each point must be actively accepted; nothing is ticked for you, and the listing cannot be submitted until every required declaration is accepted. We record the wording version you accepted, the time you accepted it, and the listing and account it relates to. Giving a false declaration is a serious breach of these terms and may amount to fraud. It can lead to immediate removal of your listings, closure of your account, cancellation of bookings and referral to the authorities.
Review before publication
New listings and material changes to existing listings are reviewed by our team before they appear. We may approve, ask for changes, reject or suspend a listing. Approval means the listing met our content standards on the information you gave us. It is not an inspection of your site and not a confirmation that your permissions, licences, insurance or safety arrangements are in order — that remains entirely your responsibility.
Verification and what it does not mean
Listings are reviewed by our team before they go live and can be re-reviewed at any time. That review is a basic check of the information supplied to us: that the listing looks genuine, complete and within our Community Standards.
We do not visit sites, inspect land or buildings, test facilities, audit fire or health and safety arrangements, or independently confirm ownership, planning permission, licences or insurance unless we say expressly on the listing that we have carried out a specific check and what that check covered.
Where we do describe something as checked or verified, that means only that the specific document or detail named was provided to us and looked in order at the time. It is not a guarantee, certification, endorsement or warranty about the Host, the property, its safety or its legal compliance, and you should still use your own judgement.
We never claim that a Host or property has been inspected, verified or guaranteed where we have not actually carried out that verification. If you believe a listing overstates what we have checked, please report it and we will correct or remove it.
Bookings, pricing and cancellations by Hosts
When you accept a booking, or when a Guest books instantly on dates you have made available, you enter into a contract directly with that Guest and must honour it.
All mandatory charges must be in the listed price or clearly disclosed before booking. Do not add compulsory fees on arrival that were not shown at the time of booking.
If a Host cannot provide a confirmed Booking, the Host must notify us and the Guest as soon as reasonably possible. Unless a different outcome is required by law or agreed with the Guest, amounts paid through the platform for the affected Booking will be refunded. We may require evidence of the circumstances and may take account of whether the Host could reasonably have avoided or mitigated the failure.
Repeated cancellations may lead to reduced visibility, suspension or removal. Where a cancellation is caused by something genuinely outside your reasonable control, tell us straight away and we will take those circumstances into account before any action is taken.
Reviews are also subject to our Reviews and Ratings Policy. Hosts must not create, purchase, exchange, manipulate or incentivise reviews or ratings.
Deposits and money owed to you
Where a Guest pays a deposit through the platform, the payment is processed by Stripe and charged to the live 1 life Stripe account. To receive money you must complete Stripe Connect onboarding, including the identity and bank details Stripe requires. Until Stripe confirms your connected account is verified and able to receive transfers, no money can be sent to you. Once verified, your share of the deposit is transferred automatically to your Stripe connected account and paid out by Stripe to your bank account on the payout schedule that applies to your account. Payout timing is set by Stripe and is to be confirmed against your account settings; we do not promise a specific payment date.
The deposit collected for your booking, excluding the Guest's booking fee, is passed to you by the method and on the timescale confirmed with you for that booking. We do not promise a particular payment date unless that date has been expressly confirmed to you in writing. Any balance is normally paid by the Guest directly to you, as shown on the listing.
You are responsible for keeping the payment details you give us accurate. We may hold money owed to you while a dispute, chargeback or suspected fraud is being investigated.
Intellectual property, photographs and videos
The platform, its design, text, branding and software belong to live 1 life or our licensors. You may not copy, scrape, republish or resell them without our written permission.
You keep ownership of the photographs, videos, descriptions and reviews you upload — nothing here transfers ownership of your content to us. By uploading content you confirm that you own it or have permission to use it, and you give us a non-exclusive, worldwide, royalty-free licence to host, store, resize, compress, reformat, crop where necessary for presentation, translate where appropriate, display and promote that content on the platform and in marketing for the platform and your listing. We will not make changes that misrepresent what you are offering. That licence lasts while your content is on the platform and for a reasonable period afterwards in archived or cached copies.
You must not upload images or video you found online, took from another listing site, or that show other people's property or other people without their consent. Where an image shows identifiable people, you are responsible for having their permission.
If you believe content on the platform infringes your rights, contact us with details of the content and your rights, and we will investigate and remove infringing material where appropriate.
Fraud, fake listings and misleading information
The following are strictly prohibited and are grounds for immediate action:
- advertising land, property or a venue you do not own or have no permission to advertise
- creating fake, duplicate or speculative listings, or listings for places that do not exist
- misleading photographs, descriptions, locations, prices, facilities or availability
- hidden or undisclosed mandatory charges
- posting, buying, exchanging or incentivising fake or dishonest reviews
- impersonating another person, business or organisation
- trying to take payment or move a booking off-platform in order to avoid our protections or fees where these terms require the booking to go through the platform
- any attempt to defraud a Guest, a Host, a payment provider or us
Where we reasonably suspect fraud or serious misuse we may suspend an account, remove or unpublish listings, cancel affected bookings, withhold or reverse money owed pending investigation, and report the matter to the payment provider, Action Fraud or the police. We will tell you why unless we are legally prevented from doing so.
Your indemnity to us
If you are acting as a business, you agree to indemnify us against claims, losses, fines and reasonable legal costs that we actually incur because you have broken these terms or the law — for example, because you advertised land you had no right to let, operated without a required licence or insurance, or published misleading or infringing content.
This indemnity does not apply to consumers, does not cover loss caused by our own breach or negligence, and is limited to losses that are a reasonably foreseeable result of your breach. Nothing in it removes liability that cannot lawfully be excluded.
Payments and third-party payment providers
Card payments are processed by Stripe, our payment services provider. We do not receive or store your full card details — we can see only the last four digits and the payment status. Stripe's own terms and privacy notice apply to the payment itself.
Deposits are processed securely by Stripe, our payment services provider. A deposit is charged to the live 1 life Stripe account, our service fee is retained by us, and the Host's share is then transferred through Stripe Connect to the Host's own Stripe connected account, from which Stripe pays it out to the Host's verified bank account. Card details never touch our servers. Any balance is paid to the Host as set out on the listing, normally directly to the Host.
We show the total price up front, with no drip pricing. Our service fee is stated as a percentage on every listing page before you choose dates, and again in cash terms in the price breakdown before you pay. The headline total includes the nightly rate and our service fee; we add no booking, cleaning, admin or card charges on top.
This reflects our obligations on price transparency under the Digital Markets, Competition and Consumers Act 2024: all mandatory fees payable to us are included in the price shown from the outset, and we will not add mandatory charges later in the booking journey or after you have paid. Optional extras charged by the Host, and any balance payable directly to the Host, are described on the listing before you book.
We design our platform to support compliance with applicable UK price-transparency requirements. Hosts remain responsible for ensuring that prices, mandatory charges and optional extras relating to their own services are accurate and properly disclosed.
We are not liable for failures, delays or outages of the payment provider, banks or card networks, but we will help you resolve them where we reasonably can.
Account suspension, listing removal and termination
We may remove or unpublish a listing, restrict features, or suspend or close an account where we reasonably believe these terms, our Community Standards or the law have been broken, or where there is a genuine risk to Guests, Hosts or the public.
Wherever it is practical and lawful, we will tell you what the problem is, give you a chance to put it right, and let you appeal the decision through our complaints route.
Immediate action without prior warning may be taken where reasonably necessary, including in cases involving suspected fraud, serious safety risks, illegal content, security threats, or where giving prior notice could increase the risk of harm or interference with an investigation.
You can close your account at any time. Closing an account does not cancel bookings that are already confirmed, and does not affect obligations that have already arisen, including refunds owed to Guests and money owed to Hosts.
Disputes and complaints
Disputes about a stay are, in the first instance, between the Guest and the Host, because the stay itself is their contract. Please raise the issue with the other party promptly and in writing through the platform.
If you cannot resolve it, contact us through the contact form on this website. We will acknowledge complaints within 5 working days and aim to give a substantive response within 20 working days. We may ask both sides for evidence such as photographs, messages and receipts.
Where a deposit is held through our payment provider we may, acting reasonably and on the evidence available, hold, release, split or refund it. We are not an arbitrator or a court, and our decision does not affect your legal rights, including the right to pursue a claim, use a chargeback, or contact Trading Standards or the Citizens Advice consumer service.
Any review or decision we make is an administrative decision about use of the platform and does not determine the legal rights or liabilities of the Guest or Host. Both sides keep their legal rights in full.
Platform availability and security
We work to keep the platform available and secure, but we do not promise that it will be uninterrupted or error-free. We may suspend parts of the service for maintenance, upgrades or security reasons, and will give notice where we reasonably can.
The platform is built and hosted on Lovable. We use technical and organisational measures such as HTTPS encrypted connections, access controls and authenticated server operations to protect it. You must keep your password confidential, use a strong and unique password, and tell us promptly if you think your account has been accessed without permission.
You must not attempt to break into, overload, scrape at scale, reverse engineer or otherwise interfere with the platform or other users' accounts.
Guest contact information
Hosts do not receive a Guest's direct contact details before a Booking is confirmed. The platform uses access controls to restrict access to personal contact information: a Guest's email address and phone number cannot be read by a Host's browser, and are released only through our own server checks once the Booking is confirmed.
After confirmation we release only the information reasonably necessary to arrange and complete the stay. You must use it for that stay alone, keep it secure, and not add a Guest to marketing lists without their consent.
Your personal data
Paris Al Shiblawi t/a live-1.life is the data controller for personal data processed through the marketplace. Our Privacy Policy explains what we collect, our lawful bases, how long we keep it and your rights under the UK GDPR; our Cookie Policy explains cookies and analytics. Where those documents give a retention period or describe a provider's role, that wording applies here too.
A Host does not see a Guest's email address or phone number before the booking is confirmed — until then the Host sees the dates, party size and the Guest's message only. After confirmation each side receives only the details needed to arrange and complete the stay. This is enforced by the platform's own database permissions, not only by policy wording.
We normally respond to valid data protection requests without undue delay and within one month. Where permitted by law, this period may be extended by up to a further two months, particularly where a request is complex or where you have made multiple requests. We will explain any permitted extension within the applicable timeframe.
Your statutory rights and our liability
Nothing in these terms limits or excludes any liability that cannot lawfully be limited or excluded. In particular, we do not exclude our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for any other liability that UK law does not allow us to exclude.
If you are a consumer, you keep all of your rights under the Consumer Rights Act 2015 and other UK consumer protection law. Those rights are not affected by these terms, and nothing here asks you to give them up.
Subject to the above, we are responsible for loss or damage you suffer that is a foreseeable result of us breaking these terms or failing to use reasonable care and skill in operating the platform. We are not responsible for the acts or omissions of Hosts or Guests, or for the condition, safety or legality of the land, accommodation, venue or activity a Host provides, because we do not own, run or control those.
What continues after your account closes
Any provision which by its nature is intended to continue after your account is closed or a listing is removed will remain in effect, including provisions relating to payments, refunds, intellectual property, indemnity, liability, disputes and outstanding obligations.
Governing law and changes to these terms
These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. If you live in Scotland or Northern Ireland you may also bring proceedings in your local courts.
We may update these terms as the platform and the law change. The date at the top of the page shows when they were last updated. Where a change materially affects you we will give reasonable notice, for example by email or an in-app notice. Continuing to use the platform after a change means you accept the updated terms; bookings already confirmed keep the terms that applied when they were made.
